What to send

Photos and rough sizes beat a long description.

We can price a drywall repair in Austin TX from a phone photo about half the time. The other half, the photo shows a water stain and the real question is what is wet behind it. Either way, a few pictures tell us which tools to put in the van for the walk-through.

  • One wide shot per room, taken from the doorway, so we see the floor, the ceiling and what furniture has to move.
  • A close-up of the problem with something for scale in the frame. A hand or an open tape measure works.
  • Room sizes in feet, even rough. A 12 by 14 bedroom and a 20 by 24 living room are very different skim coat jobs.
  • Ceiling height if it is anything other than 8 feet. Vaulted ceilings change scaffolding and time.
  • The year the house was built, if you know it. Popcorn ceiling and old joint compound from before the early 1980s can contain asbestos, and that has to be tested before anyone scrapes it.

For small home repairs, just send the list. Twelve items is fine. We book them by the half day or the day and work down the list until the time runs out, so there is no reason to leave the little ones off.

  2. A call to book the walk-throughUsually within a couple of working days. We aim for a slot that week, early morning or late afternoon, around the jobs we are already on.
  3. The walk-through, freeThe lead comes out. Twenty to forty minutes. We measure, check anything stained for moisture, and ask which floors have to stay protected.
  4. A written estimate within a few daysLine by line: area stripped, sheets hung, finish level, loads hauled, trim footage, rooms painted. The materials are named. Exclusions are written down, not implied.
  5. You decide, no chasingIf it suits you, we set a start date. If it does not, that is the end of it. We do not follow up three times.

We don't move load-bearing walls. You need an engineer's letter for that, and we'll tell you who to call.

Is the walk-through really free?

Yes. It costs us an hour and a drive, and it is the only way to give you a number worth holding. There is no deposit to book it and no obligation after.

Can you give me a price over the phone?

We can give you the basis: per square foot stripped plus haul-off per 10-yard load, per sheet hung and finished, a half-day or full-day rate for repairs. The total depends on what the room looks like, so the binding figure is the written estimate. The services page lays out each basis.

Do you do handyman services in Austin, Texas, for one small thing?

The smallest booking is a half day. One hole in the drywall is a half day, because mud needs to dry between coats and we come back for the finish. Most people add the sticking door and the loose grout to the same visit, which is the sensible move.

Which parts of Austin do you cover?

Austin and the areas around it. Put the zip code in the form. If it is a long drive for a short job, we tell you so plainly rather than turning up late.

Who is this not a good fit for?
